What it costs beyond the rent
Work out the total before signing, not just the monthly figure.

Added together, the cash needed before move-in is typically in the order of two to three months' rent. This is the most commonly underestimated part — budget on the monthly rent alone and the signing day arrives asking for triple.
Residential: private property and HDB follow different rules
The two categories have different access rules. Sorting that out before viewing saves a great deal of wasted time.
Private property (condominiums and apartments): any pass type may rent, with a minimum term generally of 3 months. The widest choice, and the highest rents.
Whole HDB flats: a valid pass is required and HDB approval must be obtained, with a minimum term generally of 6 months. Lower rents, but stricter eligibility and approval.

Office: five things to confirm before signing
1. Whether the address can be used for company registration. Not every office space accepts use as an ACRA registered address; check first, especially with shared space.
2. Lease term and early termination. Early-stage teams change size quickly, and a locked three-year lease carries real risk.
3. Handover condition. Bare shell, basic fit-out or furnished — and who pays for the works.
4. Deposit and reinstatement obligations. What condition the space must be returned in; this one often surprises on the way out.
5. Whether utilities, internet and service charges are separate. The quoted "monthly rent" frequently excludes them.
